Ok, got back from work around 30mins ago to a letter. Please see below.

Basically parties interested in houses within our road, is this a tactic estate agencies are doing now?
were intrigued to say the least. Any thoughts?

They are all regularly doing this in my area of Kingston in Surrey, especially when they have clients wanting to buy houses in my road to get their children in the local top infant and junior schools.

It's amazing the tactics agents employ when properties are scarce! It's all aimed at making you feel special and in a position to call the shots but reality will likely prove different 😉

I'd have binned it by now. They're just trying to drum up business. I'm sure they have plenty of punters who'd like to live on your road and are in a "very strong position".

Unless you're looking to sell I'd ignore it.

All of the above is correct. It's a tactic to get you to phone them and ask for a valuation.

But you've gone to the trouble of asking the question on here, which suggests that you might be interested in selling.

Agents do this because property is scarce and they need stuff to sell to make money. Property is almost certainly scarce because there are more buyers than houses available.

If demand is sufficiently high and stock sufficiently low, the local prices will probably be rising.

If you're interested in selling, give them a call. After all they've been proactive enough to write to you (even if it is a generic "Dear Homeowner" letter) which is a good indicator that they may take the same approach to selling your house.

By the way, this 'tactic' is very effective and how James Caan (Dragons' Den) started winning business for his first recruitment company.

Which is definitely not the case in North Wales. Properties are just stagnating on the market. Plenty for sale and no-one to buy them.

Thanks for your thoughts people. We wasn't initially thinking about it but for the right price I'd proberbly consider it. Our neighbours are a pain but very few houses on our road come up for sale.

One thing I wouldn't want is what enforcer has stated our house sitting there on the market.

I am currently looking for a property and our estate agent has hand written/signed letters to properties on a certain street that we wish to move to, could well be genuine just seems a little impersonal

We get an average of one a month of those letters. Though not handwritten.
