Here's a pic of the offending kit - just where you'd put a double bed I see exactly where you're coming from - what a waste of space! Looks like a hearth under there - presumably there's a vent somewhere for the blocked up chimney....

Had my boiler fixed today, new pcb board and a control valve - all covered under my boiler insurance thank god.

We've had a Simé combi for about 14 years. Things like fans have been replaced but content so far.
Freeing this room is a great investment, certainly adding value to the property as well as decent use. Hopefully you've got a convenient outside wall which will core-cut without too much difficulty when you hang the boiler on it.
Boilers in bedrooms are not ideal - the muffled explosion as the main burner ignites every time someone turns on the hot tap could be quite irritating for a light, or indeed most sleepers. Unless it were in a cupboard?? The current boiler itself is just in an annex to the kitchen - swapping it will be a doddle and we can then remove all the crap in that bedroom. That stuff was all in a wall-long cupboard taking nearly 3' from the entire length of the room
