Can anyone tell me what happens with your mortgage when you buy a new build house?

As you may be aware i have just exchanged contracts on a new build house and am due to complete on the 29th June. I am currently renting and so this will be my first mortgage.

I have a mortgage 'reserved' or whatever it is called (accepted for mortgage as long as I complete before end of August),

However since exchanging contracts i have not heard from the Mortgage lender. I have received paperwork from the buildings insurance provider to say that they have set up the direct debit and will taking my money from the 1st July.

but not a peep from the Halifax (mortgage lenders), is there anything I need to do? Or is it likely that it is still just 'in the post' and i will be receiving something soon .

Your solicitor should be sorting it all out, but it won't hurt to give Halifax a call to check what's happening.

You won't hear from them until either you or your solicitor informs them that the sale is proceeding. You have presumably paid the deposit yourself at exchange of contracts. The balance will then be the mortgage amount. Solicitor.

Cheers guys. The solicitors already sent me one letter to tell me what happened now but there was no mention of the mortgage, just that the rest of the deposit would need to be with them a few days prior to the completion date and that on the completion date they would send this through to Bovis. Once this had been confirmed, Bovis would then release the keys.

As above it's probably worth giving them a call or paying them a visit if you're using a local branch. After my daughter's experience a few months ago where she was unable to move in on entry date due to a sloppy oversight on their part in [not] checking her financial history [which was fine] I would advise anyone to do this in future and keep a note of the contact date and details in case of any claim for negligence.

Also shop around for house insurance - I'm sure they will offer you one but not so sure it would be competitive....

Have you actually had a copy of your mortgage offer? It will state at the top of the 1st page 'Your Mortgage Offer'. if you have then there is no more reason for the Halifax to contact you regarding this matter.

Has the valuation been carried out by Halifax? Usually for a newbuild property the Vendor will arrange for a package of plans etc to be sent to the valuers if the property isn't finished yet.

I beleive that happened a long time ago if i recall when i first got the mortgage application approved.

was the house totally finished when the valuer went round? If not they may need to pop round again to reinspect the finished article
